This finder scans every day in the range you give, for your city, and ranks that day's auspicious Choghadiya slots and its Abhijit Muhurta from 0 to 100. Nine nakshatras count as favourable for property here. Four of them - Rohini, Uttara Phalguni, Uttara Ashadha and Uttara Bhadrapada - are the Dhruva or fixed group, which the muhurta nakshatra classification assigns to permanent, foundational acts such as buying land.
Buying immovable property is a permanent act, so the classical texts favour stable, well-supported panchang factors on the chosen day. This tool scans every date in your range for your city and highlights the days that meet these conditions with a clean daytime window.
Each factor moves the score rather than deciding the date on its own, and every day in the result lists the ones that fired on it. That matters more for property than for most acts, because a registry appointment is booked weeks ahead and you want to know why a date ranked where it did.
The Muhurat for buying or registering a property is chosen separately from the Griha Pravesh (housewarming) Muhurat for first entering the home - the two serve different purposes and usually fall on different days.

For a registry appointment the window matters as much as the date, because a registration office slot is a fixed clock time and the day's blemished periods are not. Rahu Kaal, Yamaganda and Gulika Kaal are each one eighth of the daylight and move with your city's real sunrise and sunset, so the same clock hour is clear on one date and blocked on the next. The finder rules those windows out and shows the start and end of every window it does recommend.
One caution belongs on this page more than most: the finder scores single civil days and has no month-level rule. Chaturmas, the two Kharmas when the Sun transits Sagittarius and Pisces, and any Adhika (intercalary) month are never applied, so days inside them can still be returned by a scan. If those periods matter to you, check them separately before you book the appointment.
